Buyer's FAQ

Is it safe to by direct from the vendor?

Yes. Regardless of how you approach your property purchase, it is not advisable to do so without using a solicitor.
Your solicitor will provide the following services for you:

  • Approve any contracts of sale
  • Conduct searches with the Land Registry
  • Confirm legal title
  • Organise completion dates
  • Attend Notary
  • Serve as Power of Attorney if you are unable to attend the notary
  • Set up Utility contracts (Water, Electricity etc.)
  • Advise of all taxes and costs associated with your purchase

Is there a charge to buy property through Bestprice?

No charge whatsoever. We charge the vendors a minimal fee to market their property and no commission. This is one reason most of our properties are significantly below the price through agents.

Should I use a Solicitor based in Spain or my Home Country

There are many good Spanish Solicitors based in Spain who speak perfect English and benefit from local knowledge on a daily basis.
There are Spanish Solicitors in the UK who are able to conduct your conveyancing requirements, although they will still have to employ the services a Spanish Solicitor which has to be charged to your account.

How do I find a Solicitor?

  • Ask amongst your friends for people who have bought previously. Most people know somebody who has bought a place in Spain, and only personal experience is better than a personal recommendation.
  • See a directory of Spanish Solicitors under our ‘Everything about Spain’ A?section
  • Ask for a couple of reference letters or anybody in your Home Country you can contact.
  • Make sure the solicitor covers the region you intend buying in

What Spanish taxes must I pay on top of the price?

Yes. The Spanish government charge a tax of 7% of the declared value of the property. This is payable upon completion. For other associated costs see Buyers Guide.

How do I know a good deal when I see one?

It’s worth doing a little research as this will boost your confidence when you negotiate the price. There are plenty of agents advertising resale properties, in magazines, papers and in their windows, in addition to their websites. You will soon see the difference in how much extra you can get for your budget on the Bestprice website.

Do we need to organise surveys?

Structural surveys are often conducted on older properties, although when properties are within builder’s guarantees, surveys are less popular. Regardless of how new the property, if you have any doubts it would probably be worth the peace of mind to employ a surveyor. Your solicitor can often assist with this.

How long does it take to complete a sale on a resale property?

A purchase can normally complete within about 6-8 weeks and often less. You will agree the completion date through your solicitor.

What if there are tenants in the property?

If you want to rent the property out, then this may well be a convenient way of achieving an immediate yield on your investment. You should request a copy of all tenancy agreements for your Solicitor. If you don’t want to continue withA? the tenancy you should definitely request a copy of the tenancy agreement for your solicitor.

How can I be sure I am dealing with the real owner?

Your solicitor will conduct all searches to ensure legal title, and all other matters to ensure your safe purchase.

Should we part with any deposits?

Not without speaking with your solicitor. You should however prepare that a 10% deposit will probably be required to secure the property for you.

What does it cost to sell my property through Bestprice Properties?

Bestprice charge one single payment as per our price list in the Vendor’s guide. You will not pay any commission for selling your property through Bestprice.

How long does it take for my property to appear on the Bestprice website?

Please allow one week for your property to appear on the Bestprice website, although this will normally be completed within 2 days of payment.

What if I sell it through another means?

We recommend that you use every available selling route available to get your property sold, and we do not believe exclusivity agreements are in the interest of the vendor. Therefore all we ask if you sell your property through another means is that you advise us as soon as is possible so thatA? we may keep the site up to date and not frustrate buyers. We are not agents and do not compromise your position with any agent’s exclusivity agreements. You are only advertising your property with us in order that you may sell privately. If your agent disagrees with that, you should choose a different agent.

Should I use a Solicitor?

We would always recommend that you use a solicitor. You probably used a solicitor when you bought the property, so would no doubt use the same solicitor to sell. If you were not happy with that solicitor, try the following:
